Discussing Mixed-Use Development

Mixed-use development is essentially the combination of residential, commercial, and/or industrial uses within a single building or complex of buildings. A good example of this was our recent Starbucks/CRUs project, which we discuss further below!

The goal of this type of development is to create a multifunctional space that fosters community engagement and economic growth.

With mixed-use, it’s fairly common to see retail shops, restaurants, and offices on the lower floors, with residential units or other non-commercial spaces on the upper levels.

Mixed-Use Project Highlights

Plaza 601 in Lethbridge

Originally built for the F.W. Woolworth retail chain in the 1950s, this building was in need of a facelift!

The SWMW team was retained by the owner to provide structural reinforcement, new storefront windows on the main floor, and to install a modern exterior consisting of aluminium composite panels and corrugated metal.

This Lethbridge construction project, now called The Suites at 601, is the largest living complex in the downtown area with 600 to 1,100 sq.ft. condos on the second floor and four commercial bays on the main level.


Starbucks and 2 CRUs in Medicine Hat

This project, commissioned by the City of Medicine Hat, was the construction of a drive-thru Starbucks with two adjoining commercial retail units, as well as a standalone commercial retail unit.

Now dubbed Riverside Corner commercial development nestled along the banks of the South Saskatchewan River on one of the busiest intersections in the city – a prime commercial opportunity for business owners in Medicine Hat.

This project was particularly special for us, as it coincided with the Southwest and Midwest Design & Construction team’s 40-year anniversary! With this in mind, the project was a poignant reminder that even through uncertain times like the onset of the COVID-19 pandemic, we are consistently able to pull together as a team, communicate effectively, and execute complex projects.
